Best Apartments in Miami (2026): Picks by Price and Perks (AI illustration)

The best apartments in Miami by five stated measures, from October 2026 data: lowest rent by size, newest, closest to rail, pet-friendly, lowest fees.

The best apartments in Miami depend on what you measure. In our October 2026 data, Oak Enclave had the lowest one-bedroom base rent, $1,810, and Lantower River Landing the lowest studio, $1,702. Among 2026 openings, Tides at River Rapids had the lowest one-bedroom, $2,510. Alea sat about 100 feet from rail, and AMLI Midtown Miami charged no required fees.

"Best" in this guide means one stated measure at a time, such as the lowest rent for a size or the shortest distance to a station, and each pick comes with the number behind it. The picks come from our research on 410 purpose-built rental buildings in Miami-Dade, Broward and Palm Beach counties, 217 of them in Miami-Dade, each owned by one company and leased through its own office. We read prices on October 12 and 13, 2026. For what higher rents buy, see our guide to luxury apartments in Miami.

What are the best apartments in Miami at a glance?

The top pick in Miami-Dade for each measure we used, as of October 2026. Rents are starting base rents, before required monthly fees, read on October 13, 2026.

How did we pick the best apartments in Miami?

Each list uses one measure from our October 2026 research and shows the number behind it:

  • Lowest rent: the lowest advertised base rent for each apartment size. Base rent is the rent in the lease, before required monthly fees for things like trash, pest control and internet. Each building counts once per size, at its cheapest unit that week.
  • Newest: the opening year in our research. We list the buildings that opened in 2026 and were leasing in October.
  • Closest to rail: the straight-line distance from each building's street address to the nearest of the 23 Metrorail and 21 Metromover stations in Miami-Dade County's open data, rounded to the nearest 50 feet, because map points for the same address can differ by 100 feet or more. The walk is longer.
  • Pet-friendly: the building publishes a monthly pet rent and lists both a dog park and a pet spa, dog wash or grooming area.
  • Lowest fees: the gap between a building's base rent and its published total monthly price with required fees.

For the rent picks we compared base rents only, as in our average rent guide. Buildings that publish only totals with fees built in, rents for income-restricted apartments, and prices that were out of date or mixed are left out of those lists. That leaves 102 Miami-Dade buildings with a one-bedroom base rent, at a median of $2,603 as of October 2026.

Which Miami apartments have the lowest rent?

The three lowest starting base rents for each size in Miami-Dade on October 13, 2026, with the county median for that size and the number of buildings behind it:

The Park at KendallKendall$2,9041,371 sq ft
Laguna GardensMiami Gardens$2,9111,330 sq ft

Miami Gardens holds half of these 12 spots. Oak Enclave, which opened in 2022, had the lowest one-, two- and three-bedroom base rents in the county, and The Pomelo and Laguna Gardens are also in Miami Gardens. Oak Enclave, Alvista Bay Pointe in South Miami Heights, Laguna Gardens and Metro Parc in Hialeah also have some income-restricted apartments. Lantower River Landing, on the Miami River in the Health District, listed the lowest studio, and its total with required fees was $25 higher. Buildings that publish only totals with fees included can't be ranked on base rent, and a few were lower even with fees: Resia Biscayne Drive in Homestead, which also has some income-restricted apartments, listed one-bedroom totals from $1,769 and two-bedroom totals from $1,958. South Miami Heights and the Health District, with fewer than three rental buildings each, are on the Miami-Dade County page.

If the measure is space for the money, The Pomelo led among the 99 priced Miami-Dade buildings that publish one-bedroom sizes: 714 square feet from $1,871, or $2.62 a square foot. The Park at Kendall in Kendall came next, at $2.68 (806 square feet from $2,161), against a county median of $3.87. These pair each building's cheapest one-bedroom rent with its smallest plan, so treat them as a rough guide.

Which are the newest apartment buildings in Miami?

Six Miami-Dade buildings in our research opened in 2026 and were leasing in October, and Neo Edgewater was pre-leasing for a 2026 opening. The starting price is the lowest we found for any size on October 13, 2026:

By rent, Tides at River Rapids, on the Miami River in Little Havana, had the lowest one-bedroom base rent of the group, and Blu Aventura in Aventura the lowest studio base rent, $2,450. CMPND Miami in Downtown Miami, a 43-story tower with 680 apartments, has the most apartments of the six that state a count. The prices we found for Alvorada on the Bay in North Miami Beach were totals with fees included, from $2,494 for a studio, and Regency Parc in Coral Gables started at $8,200 for a two-bedroom. Neo Edgewater in Edgewater listed one-bedrooms from $3,605 while pre-leasing.

More buildings opened in 2025 and were still leasing in October 2026, among them Flow Brickell, Modera Riverside, Joule House and Avida Aventura. For every building in lease-up, plus the towers due in 2027 and 2028, see our guide to new apartments in Miami.

Which Miami apartments are closest to Metrorail and Metromover?

We measured the straight-line distance from every Miami-Dade building that was leasing in October 2026 to the nearest Metrorail or Metromover station in Miami-Dade County's station data. Metromover, which runs through Downtown, Brickell and the Omni area, is free. These are the 10 closest buildings that published a base rent, with their lowest one-bedroom base rent on October 13, 2026:

Eight more buildings within about 550 feet of a station showed no prices that week. Miami Plaza is about 150 feet from School Board Metromover station, and Square Station, Downtown 1st, Downtown 5th and Bezel at Miami Worldcenter are all within about 350 feet of a Metromover stop. In Coconut Grove, four of the 10 buildings in the table sit by Coconut Grove or Douglas Road station.

If price matters as much as distance, widen the circle. Within a quarter mile (1,320 feet) of a station by our map points, 25 buildings published a one-bedroom base rent, and the three lowest were all in Dadeland: Pearl Dadeland at $2,160, about 1,300 feet from Dadeland South Metrorail station, The Palmer Dadeland at $2,169, about 1,250 feet from Dadeland North (the county's own address point puts it nearer 1,450 feet, just outside a quarter mile), and Motion at Dadeland at $2,229, about 200 feet from Dadeland North. Downtown, Grand Station listed one-bedrooms from $2,417, about 700 feet from Government Center Metrorail station.

Which pet-friendly apartments in Miami have the lowest rents?

Most Miami-Dade buildings in our research allow pets: 178 of 217 say so in their pet policy. For this list we used a stricter test, counting a building as pet-friendly if its file lists a monthly pet rent and both a dog park and a pet spa, dog wash or grooming area. Sixteen Miami-Dade buildings met all three in October 2026. These 11 also published a one-bedroom base rent, shown as of October 13, 2026, lowest first:

BuildingNeighborhood1-bed fromPet rent a monthOne-time pet fee

Pet rent and fees are usually per pet. Legacy at 36th and Arte Grand Central also have some income-restricted apartments. As of October 2026, the 49 Miami-Dade buildings in our files that state a monthly pet rent charge $20 to $65, and $25 is the most common. Some buildings state no weight limit, including Tides at River Rapids and 29 Wyn in Midtown/Wynwood, which both charge $25 a month. Breed rules are common: of the 363 buildings in our South Florida research with a pet policy on file, 211 mention breed restrictions, so ask for the list before you apply.

Which Miami apartments have the lowest fees?

Of the 102 Miami-Dade buildings with a one-bedroom base rent, 16 publish both a base rent and a total monthly price with required fees, so the gap between them is the fee. These nine added less than $50 a month on October 13, 2026:

BuildingNeighborhoodRequired monthly fees1-bed base from
AMLI Midtown MiamiMidtown/Wynwood$0$3,164

AMLI DadelandDadeland$45$2,543
AMLI WynwoodMidtown/Wynwood$45$2,629

At the other end, the gap was $150 at Maizon Brickell, $155 at Remi on the River, about $175 at Avida Aventura and $205 at Cortland Midtown Miami. Across all 39 buildings in our South Florida research that publish both figures, the median is about $71. A small fee doesn't make a building cheap: AMLI Midtown Miami's one-bedrooms start at $3,164, while Avida Aventura's start at $2,165 and still cost less with fees added. Parking, pet rent, utilities and optional services are extra almost everywhere.

Its one-bedrooms start at 872 square feet and $3,020, the largest starting one-bedroom of the seven Brickell buildings with a one-bedroom price.
  • Pets: Maizon Brickell charges $25 a month in pet rent and lists a dog park; Miro Brickell charges $40 and lists a dog spa.

  • Fees: only Harbour at New River published both a base rent and a total, $113 apart, so there is no fee pick for the city yet.

What are the best apartments in South Florida by price?

Across the three counties, the lowest one-bedroom base rents in October 2026 were close: $1,810 at Oak Enclave in Miami-Dade, $1,828 at Elevate Dania Beach in Dania Beach (Broward), on a 16- to 17-month lease, and $1,838 at Oceanside Lantana in Lantana (Palm Beach County). The county medians differ more: $2,603 in Miami-Dade (102 buildings), $2,286 in Broward (65) and $2,575 in Palm Beach (38). Lantana and other smaller areas are on the Palm Beach County page.

Outside Miami-Dade, the newest priced openings include Lumio Pompano Beach in Pompano Beach, which opened in 2026 with studios from $2,122 and one-bedrooms from $2,269. How should you compare the best apartments in Miami?

  • Compare totals, not base rents. Ask each building for the monthly price with required fees, then add parking and pet rent.
  • Check income limits. Several of the lowest rents above are in buildings with some income-restricted apartments; ask whether the rent you're quoted has one.
  • Walk the route to the station. A straight-line distance understates the walk, especially across a highway or the river.
  • Ask what lease length the price assumes. Some starting rents in our data are for 13- to 17-month leases.
  • Set a budget with our affordability calculator, and add up deposits and fees with the move-in cost calculator.
  • Compare areas with our guides to the best neighborhoods in Miami for renters and where to live in Miami, and for the whole process, see our guide to renting in Miami and South Florida.

These picks describe asking rents and listed features in purpose-built rental buildings as of October 2026, not every apartment in Miami. Condos rented out by individual owners, houses and most older buildings aren't included, and prices change daily. Each building's MiaRent page shows its current starting rents, and you can ask us about any of them or book a showing from there.
