Luxury apartments in Miami by price: 102 Miami-Dade buildings grouped by one-bedroom rent in October 2026, and what each price tier adds.
As of October 2026, a one-bedroom in a Miami-Dade purpose-built rental building starts at a median of $2,603 a month in base rent, before required monthly fees. Paying more doesn't buy the basics: 101 of the 102 buildings in our data with a one-bedroom price list a pool, and 94 list a fitness center. What it buys is location, finishes and services. Saunas, golf simulators, floor-to-ceiling glass and a concierge desk advertised as 24-hour show up mostly where one-bedrooms start at $3,000 or more.
The numbers come from our research on 410 purpose-built rental buildings in Miami-Dade, Broward and Palm Beach counties. Each one is owned by a single company and leased through its own office. We read each building's official site, or a listing site where the official one showed no prices, on October 12 and 13, 2026, and recorded the amenities it advertises.
What makes a Miami apartment luxury?
There's no official definition, and almost every new rental building in Miami calls itself luxury. The amenity lists back that up: of the 102 priced Miami-Dade buildings, 88 advertise a coworking space or business center, 56 EV charging and 46 a rooftop deck or pool. So instead of the label, we sort by price. We grouped the buildings by their lowest advertised one-bedroom base rent: under $2,500, $2,500 to $2,999, and $3,000 and up.
Base rent is the rent in the lease, before required monthly fees for things like trash, pest control and internet. At the 39 buildings in our data that publish both a base rent and a total monthly price, those fees add $0 to about $235 a month, with a median of about $71. We left out buildings that publish only a total with fees included, and buildings whose listed prices are net effective, out of date or for income-restricted units.
How much do luxury apartments in Miami cost?
Starting one-bedroom base rent in Miami-Dade purpose-built rental buildings, as of October 2026, in three price tiers:
| One-bedroom from | Buildings | Median starting rent | Median smallest 1-bedroom | Where most are |
|---|---|---|---|---|
| Under $2,500 | 41 | $2,315 | 688 sq ft | Little Havana, Allapattah, Doral, Hialeah, Dadeland, Aventura, Miami Gardens |
| $2,500 to $2,999 | 39 | $2,695 | 686 sq ft | Midtown/Wynwood (12 of 39), Edgewater |
| $3,000 and up | 22 | $3,197 | 710 sq ft | Edgewater, Midtown/Wynwood, Coral Gables, Brickell, Coconut Grove |
The jump from the bottom tier to the top is about $880 a month at the median, while the smallest one-bedroom plan grows by only about 20 square feet. Most of what you pay for is the address and the building, not more space. For larger homes, the Miami-Dade median starting rent is $3,312 for a two-bedroom (69 buildings) and $4,394 for a three-bedroom (41 buildings).
Which amenities come with each price tier?
The table counts the buildings in each tier whose official site or listing names the amenity. A building may have something it doesn't advertise, so read these as patterns, not guarantees.
| Amenity listed | Under $2,500 (41) | $2,500 to $2,999 (39) | $3,000 and up (22) |
|---|---|---|---|
| Pool | 40 | 39 | 22 |
| Fitness center | 37 | 35 | 22 |
| Coworking space or business center | 32 | 36 | 20 |
| Pet spa or dog wash | 23 | 22 | 10 |
| EV charging | 20 | 24 | 12 |
| Rooftop deck or pool | 11 | 20 | 15 |
| Floor-to-ceiling windows | 8 | 15 | 13 |
| Sauna, steam room or cold plunge | 6 | 8 | 12 |
| Concierge or front desk advertised as 24-hour | 3 | 7 | 11 |
| Golf simulator or putting green | 1 | 4 | 5 |
Four things climb clearly with price. A rooftop deck or pool goes from about a quarter of the cheapest buildings to 68 percent of the most expensive. Saunas, steam rooms and cold plunges go from 15 percent to 55 percent, floor-to-ceiling glass from 20 percent to 59 percent, and a round-the-clock concierge from 7 percent to half. Pet spas and EV chargers, by contrast, are about as common at $2,300 as at $3,300.
What do you get for under $2,500 a month?
The lowest tier is mostly outside the downtown core. The cheapest one-bedrooms are in newer communities in Miami Gardens, such as Oak Enclave from $1,810 and The Pomelo from $1,871, which lists a pool, a coworking lounge and a putting green. The Hamilton, a bayfront Edgewater tower built in 1984, had one plan listed on AptAmigo: a 1,036-square-foot one-bedroom from $4,241. How should you compare luxury apartments in Miami?
- Compare total monthly prices, not base rents. ParkLine Miami, for example, charges a separate $250 monthly amenity fee on top of its rent. Our guide to fees beyond rent lists the common charges.
- Do the math on free rent. Two months free on a 14-month lease lowers your average cost by about 14 percent, but each monthly payment stays the same.
- Check what "concierge" means. Some buildings use the word for a package service or an app: No. 17 Residences lists a "digital concierge" and The Julia a "virtual concierge app."
- Compare size with price. Yacht Club at Brickell's 872-square-foot one-bedroom is about 160 square feet bigger than the median smallest one-bedroom in the top tier.
- Set a budget first with our affordability calculator, then add up deposits and move-in fees with the move-in cost calculator.
