New Apartments in Miami: Rentals Opening 2026-2027 (AI illustration)

New apartments in Miami and South Florida: buildings in lease-up and under construction, with opening dates, sizes and starting rents, October 2026.

As of October 2026, 42 new rental buildings in our South Florida catalog are in lease-up, meaning they opened recently and are still filling, and 21 more are under construction. Fourteen of those under construction are due in 2026 or 2027, by the latest dates their developers or the press have given, with about 4,100 apartments between them. In Miami-Dade, the next big openings are Downtown 6, an 824-unit Melo Group tower due in late 2026, and Sevilla at Downtown Doral, which expects its first move-ins in early 2027.

The list comes from our research on 410 purpose-built rental buildings in Miami-Dade, Broward and Palm Beach counties, each owned by one company and leased through its own office. Starting rents are base rents as of October 12 and 13, 2026, unless marked "incl. fees." Where a building doesn't publish its size or opening year, we use Florida's 2026 property tax roll. Delivery dates come from developers or news coverage, listed in the sources.

Aventura has the biggest cluster, with four buildings in lease-up. Wynwood Plaza Residences is part of the Wynwood Plaza campus in Midtown/Wynwood, which opened in October 2025. Tides at River Rapids, on the Miami River in Little Havana, is the first phase of a planned project of about 1,600 apartments; its second phase wasn't leasing yet. Outside the core, Metro Parc in Hialeah and Alexan Kendall in Kendall are among the largest new buildings, with 559 and 576 apartments.

Parks at Hallandale opened its first two buildings, with 100 apartments, in April 2026 and expected its other five, with 298 more, that summer; 10 percent of it is workforce housing. In downtown Fort Lauderdale, Gables Riverwalk's 43-story tower received its final temporary certificate of occupancy on October 29, 2025. Seven of these 20 buildings advertised free rent, including two months at The Holly by Soleste and Town Hollywood in Hollywood.

Which Miami apartment buildings open in 2026 and 2027?

Downtown 6 sits next to Melo Group's Downtown 5th; together they'll bring more than 1,800 apartments to the block. 21 Hollywood, two 14-story buildings on North Federal Highway, was pre-leasing on RentCafe from $1,995 for a studio to $4,800 for a three-bedroom, with two months free. Mayla Cypress is in Fort Lauderdale's Uptown Urban Village, in the Cypress Creek business corridor, and 2900 Terrace in Edgewater topped out nearly three months ahead of schedule.

One target date has already passed. 2400 Laguna Circle, a 30-story, 328-apartment rental tower at SoLé Mia in North Miami, was due in early 2025 when it broke ground in 2023. We found nothing confirming it has opened, and it wasn't on the SoLé Mia rentals site as of October 13, 2026.

Several sit on transit lines or share a site with condos. Link at Boca is next to the Boca Raton Tri-Rail station, and Alida Residences next to West Palm Beach's Brightline station. One Twenty Brickell's 537 apartments, operated by Sentral, rise from a podium shared with a 34-story condo tower, and Olara's 170 rentals share a site with about 287 condos. Only the rental towers are in our catalog.

How do you rent in a building that isn't finished?

Lease-up is when new buildings discount the most: 20 of the 42 lease-up buildings in our catalog advertised free rent on October 13, against 85 of the 346 established buildings. A few practical checks:

  • Get your unit's delivery date in writing, and ask what happens if it slips.
  • Get the special's terms: how many free months, on what lease length, and whether it applies only to the first lease.
  • Expect construction nearby. Phased projects such as Parks at Hallandale and Tides at River Rapids were still building later phases.
  • Compare total monthly prices; new buildings often add required fees for internet, trash and amenities. Our guide to fees beyond rent lists the common ones, and the move-in cost calculator adds up the first payment.
  • Set a budget with the affordability calculator, and compare with established buildings in average rent in Miami by neighborhood.
  • Still choosing an area? See our guide to where to live in Miami.

Opening dates here are targets reported by developers and the press, not guarantees, and rents and specials change daily, so confirm the details with each leasing office.

Frequently asked questions

What new apartment buildings are opening in Miami?

As of October 2026, 21 rental buildings in our South Florida catalog were under construction, 14 of them due in 2026 or 2027 with about 4,100 apartments between them. In Miami-Dade, the next big openings are Downtown 6, an 824-unit Melo Group tower due in late 2026, and Sevilla at Downtown Doral, with first move-ins expected in early 2027. Opening dates are targets and can slip.

What does lease-up mean for an apartment building?

A building in lease-up has opened recently and is still filling its apartments. Our South Florida catalog had 42 in lease-up in October 2026, 22 of them in Miami-Dade. It's when buildings discount the most: on October 13, 20 of the 42 advertised free rent, against 85 of the 346 established buildings. Phased projects may still be building later phases next door.

Do new apartment buildings in Miami offer free rent?

Most of the newest do. Thirteen of the 22 Miami-Dade buildings in lease-up advertised free rent on October 13, 2026, from up to one month at Neo Edgewater and Alexan Roxy to up to 2.5 months at Avida Aventura and up to three months on studios at Wynwood Plaza Residences. Free months lower your average cost, not each monthly payment.

In Miami-Dade, Aventura has the biggest cluster of new buildings still filling up: Arvella, Avida Aventura, Modera Aventura and Blu Aventura were all in lease-up in October 2026. Yes, some buildings pre-lease before they open. 21 Hollywood was pre-leasing studios from $1,995 for move-ins from January 15, 2027, and Sevilla at Downtown Doral planned to start pre-leasing in late 2026. Get your unit's delivery date in writing, ask what happens if it slips, and get the terms of any special, including the lease length it requires.
