About Upper Eastside

The Upper Eastside is the City of Miami's bayfront area north of Edgewater, east of Little Haiti and south of Miami Shores, with Biscayne Boulevard running through its center. It is known for post-war Miami Modern (MiMo) architecture, protected in the MiMo Biscayne Boulevard Historic District, which runs roughly from 50th to 77th Street.

Purpose-built rental towers are scarce here. MiaRent's listing is Adela at MiMo Bay, on the bay off NE 7th Avenue, with a yoga lawn and kayak storage on Biscayne Bay. Its developer has planned a second phase.

MiaRent now also lists Navette on the Bay, a 2015 high-rise on NE Bayshore Court north of 79th Street, with a bayfront clubroom, a boat slip and private balconies with bay views; its listed prices are totals that include required monthly fees. The Boulevard, opened in 2022 at 5700 Biscayne Boulevard in the MiMo district, puts apartments over ground-floor retail, with a pool and cabanas, a pickleball court and EV charging.

Biscayne Boulevard is the spine: Metrobus Route 3 and the faster 203 Biscayne MAX run along it between Downtown and Aventura. At the south end, I-195 meets the boulevard and crosses the Julia Tuttle Causeway to Miami Beach. Farther north, 79th Street, a main commercial street, becomes the 79th Street Causeway across the bay through North Bay Village to Miami Beach. Off the boulevard, the side streets are largely historic single-family homes from the 1920s to the 1940s, in enclaves such as Morningside, which began in the 1920s as Bay Shore, and Legion Park and Morningside Park are among the neighborhood's parks.

The Upper Eastside suits renters who want a bayfront setting on a quieter, historic stretch of Biscayne Boulevard, a short drive from Midtown and the Design District. See Edgewater and Little River nearby.
