Net effective rent is the average monthly rent after free months. How to calculate it, with real South Florida specials from October 2026.
Net effective rent is the average monthly rent over a whole lease after free months or other concessions are taken off. At PIXL at Plantation, a one-bedroom listed at $2,900 with one month free on a 14-month lease works out to $2,693 net effective, but each of the 13 payments you make is still $2,900.
The examples in this guide come from our research on 410 purpose-built rental buildings in Miami-Dade, Broward and Palm Beach counties, where we read each building's rents and specials on October 13, 2026. We use only specials that state the lease length, because the math depends on it. Specials change quickly, so confirm current terms with the leasing office. For the wider picture, see our complete guide to renting in South Florida.
How do you calculate net effective rent?
Add up the rent for the whole lease, subtract the value of the concession, and divide by the number of months. Here is the math for a one-bedroom at PIXL at Plantation, a new building in Plantation that offered one month free on one- and two-bedrooms with a 14-month lease. Its one-bedrooms started at $2,900 in base rent; ask whether the rent changes with the lease length before you rely on this figure.
| Step | Amount |
|---|---|
| Base rent | $2,900 a month |
| Rent for 14 months before the special | $40,600 |
| Free rent: one month | minus $2,900 |
| Total rent you pay | $37,700 |
| Net effective rent ($37,700 divided by 14) | $2,693 a month |
| What you actually pay | 13 payments of $2,900 |
The special lowers the average by about $207 a month, or 7.1 percent. A shortcut gives the same answer: divide the free months by the lease months (1 divided by 14) to get the percentage off, then take it off the base rent. The same works for weeks: six weeks free is 1.5 months.
How does lease length change net effective rent?
The same free month is worth less on a longer lease. Neo Edgewater, a lease-up tower in Edgewater, offered one month free on 14- to 18-month leases, with one-bedrooms from $3,605 in base rent. On 14 months, you pay $46,865 and the net effective rent is about $3,348. On 18 months, you pay $61,285 and it's about $3,405. Shorter leases spread the free month over fewer payments.
At The Point at Doral in Doral, one month free on one- and two-bedrooms required a lease of 12 months or more and a move-in by November 15, 2026. A one-bedroom at its $2,327 starting base rent on a 12-month lease comes to about $2,133 net effective, 8.3 percent less.
This table shows how much any free-rent special takes off the average monthly rent at common lease lengths, next to how many leasing buildings in our research offered each size of special, counting the largest offer at each. Two more offered 2.5 months free, and two had other terms, such as half off for four months:
| Free rent | 12-month lease | 14-month lease | 15-month lease | 18-month lease | Buildings offering it, Oct. 13 |
|---|---|---|---|---|---|
| Half a month | 4.2% off | 3.6% off | 3.3% off | 2.8% off | 5 |
| 1 month | 8.3% off | 7.1% off | 6.7% off | 5.6% off | 45 |
| 6 weeks | 12.5% off | 10.7% off | 10.0% off | 8.3% off | 17 |
| 2 months | 16.7% off | 14.3% off | 13.3% off | 11.1% off | 28 |
| 3 months | 25.0% off | 21.4% off | 20.0% off | 16.7% off | 6 |
Lease length also changes the base rent itself. Alvorada on the Bay in North Miami Beach offered two months free on 12- to 15-month leases but charged $300 a month more for 7- to 11-month leases, and Griffin 441 in Davie quoted lower base rents on 22- to 24-month leases. Compare net effective rents on the same lease length.
Which buildings advertise net effective rent?
A few quote the averaged figure instead of the rent you would pay each month. In our research, Flow Fort Lauderdale says the prices on its available-homes page are net effective, with up to 1.5 months free averaged in, and Icon Marina Village in West Palm Beach says its starting rates include a two-month concession. We leave both out of our average rent figures for that reason.
To find the rent you'd actually pay, run the math backward: multiply the net effective rent by the lease months, then divide by the months you pay. Icon Marina Village's one-bedrooms started at $3,690. If the two free months sit in a 12-month lease, the monthly payment would be $4,428; on a 14-month lease, about $4,305. The site doesn't state the lease length, so ask before you compare it with a building quoting base rent.
What doesn't net effective rent include?
- Required monthly fees. They added a median of about $71 a month at the 39 buildings in our research that publish both base rent and a total price, and free months often cover base rent only. The Olivia Apartments in Homestead limited its two months free to base rent, and Celebration Pointe in Margate took $1,000 off the first full month's base rent.
- One-time costs: application and admin fees, deposits and pet fees. Our move-in cost calculator adds them up.
- Parking, pet rent, utilities and renters insurance, which are usually billed separately.
- Changes at renewal. The special covers this lease only, so ask what rent the renewal offer will start from.

How common are move-in specials in South Florida?
Very common. On October 13, 2026, 105 of the 388 buildings in our research that were leasing or in lease-up advertised free rent or a similar concession: 62 of 204 in Miami-Dade, 32 of 114 in Broward and 11 of 70 in Palm Beach. New buildings lean on them most, with 20 of the 42 in lease-up offering one, against 85 of 346 established buildings; our guide to new apartments in Miami lists the buildings still filling up.
Not every special is free rent. Some are one-time credits, such as a $1,000 move-in credit for applying within 48 hours at Strata Wynwood, on top of two months of free base rent, a $3,000 rent credit on select apartments at Gallery on the River in Overtown, or up to $8,000 off select apartments at WYND 27 & WYND 28. To fold a credit into net effective rent, divide it by the lease months: $1,000 on a 12-month lease is about $83 a month. Others cut move-in costs instead, such as the $99 deposit at Monarch Station in Coconut Creek and Tuscany (Siena phase) in Delray Beach.
Many specials have deadlines. The Olivia's required a move-in by October 24, 2026, up to two months free at Biscayne Shores in North Miami expired October 31, and up to three months free at Flow Wynwood in Midtown/Wynwood required a move-in by November 15.
What should you ask before signing a lease with free rent?
- Which months are free, and is the special applied as free months or as a credit spread over the lease?
- Does it cover base rent only, or required fees too?
- What lease length does it require, and is the base rent the same at that length?
- Is any price you were quoted base rent, total monthly price or net effective?
- Does the income rule, often three times the rent, use the base rent or the net effective figure? Our affordability calculator shows how either fits your income.
- What rent will the renewal offer start from?
- If you leave early, do you have to repay the free months? Get the answer in the lease or a written addendum.
Early termination has its own rules in Florida. Under section 83.595, a lease can include an early termination fee or liquidated damages of no more than two months' rent, with no more than 60 days' notice required, if both sides agreed to it when signing. Our guide to breaking a lease in Florida explains the options.

Frequently asked questions
Is net effective rent what I pay each month?
No. It's an average. You pay the full base rent in every month that isn't free. At PIXL at Plantation's $2,900 one-bedroom with one month free on 14 months, you make 13 payments of $2,900, which averages $2,693.
What is the difference between gross rent and net effective rent?
Gross or base rent is the monthly rent written in the lease. Net effective rent spreads the concession over the lease: total rent paid divided by the number of months.
Is a longer lease with free rent a better deal?
Not always. One free month at Neo Edgewater's $3,605 one-bedroom averages about $3,348 on a 14-month lease and $3,405 on 18 months, though a longer lease can carry a lower base rent at some buildings. Compare the net effective rent at the lease length you actually want.
Do free months cover fees too?
Often not. The Olivia Apartments limited its two free months to base rent, and Celebration Pointe's $1,000 discount applied to base rent only. Ask whether required monthly fees are still billed during the free months.
How do I compare two buildings with different specials?
Use the same lease length for both, convert each special to net effective rent, then add required monthly fees, parking and pet rent. The building with the lower total, not the bigger special, is cheaper.
