Studio apartments in Miami: all 35 Miami-Dade buildings with a published studio base rent in October 2026, with prices and sizes, cheapest first.

As of October 2026, a studio in a Miami-Dade purpose-built rental building starts at a median of $2,350 a month in base rent, before required monthly fees. That's the median of the 35 buildings that published a studio base rent on October 12 and 13. Starting prices ran from $1,702 at Lantower River Landing to $3,107 at Gables Columbus Center, and the smallest studio plan in a typical building is about 485 square feet.

Studios are common in new Miami buildings. Of the 217 Miami-Dade buildings in our catalog, 118 list studios among their floor plans, and 113 of those are leasing now or in lease-up. Most didn't show a studio base rent the week we checked, often because no studio was available or the price was only shown with fees included. Each building in our data is owned by one company and leased through its own office; condos rented out by individual owners aren't included.

Required fees come on top. Where buildings publish both figures, the studio's total monthly price was $6.85 higher at Gables Columbus Center, $25 at Lantower River Landing, $45 at AMLI Dadeland, $120 at Miami World Tower, $155 at Remi on the River, about $175 at Avida Aventura and $205 at Cortland Midtown Miami. ParkLine Miami charges a separate $250 monthly amenity fee.

Another 16 Miami-Dade buildings publish studio prices only as totals with required fees included, so they aren't in the table. The lowest of those was $1,738 at Alameda West in West Miami, and the highest $3,141 at The Residences at THesis in Coral Gables.

Where are the cheapest studios in Miami?

Eleven buildings started under $2,200. Lantower River Landing, on the Miami River in the Health District, was the lowest at $1,702 for a 495-square-foot plan on a 14-month lease, or $1,727 with required fees. The new Metro Parc in Hialeah followed at $1,916, then Avida Aventura in Aventura at $1,990 ($2,165 with fees), Arte Grand Central in Overtown at $2,046 and Remi on the River in Little Havana at $2,069.

Ranking by total cost changes the order a little. ParkLine Miami's $2,110 studio comes to about $2,390 once its $250 amenity fee and its trash, pest and billing charges are added, before water and sewer. AMLI Dadeland's $2,140 studio is $2,185 with fees and includes one unreserved garage space; ParkLine charges $100 a month for a first space.

Which Miami neighborhoods have the most studios?

Midtown/Wynwood has the most: 19 of its 21 rental buildings list studios, 11 had a base price, and their median starting studio rent was $2,450. Downtown Miami had four, from $2,110 at ParkLine Miami to $2,630 at Miami World Tower, with a median of $2,200. Aventura had three: Avida Aventura, Arvella at $2,341 and Blu Aventura at $2,450.

Elsewhere, studio prices were thin. Brickell has eight buildings with studio plans, but only Miro Brickell ($2,340 for 458 square feet) and Camden Brickell ($2,349 for 539 square feet) showed a base price. In Coral Gables, Avalon Merrick Park started at $2,455, Sofia Coral Gables at $2,775 for 384 square feet and Gables Columbus Center at $3,107 for 727 square feet. Coconut Grove had Core Link at Douglas at $2,195 and Cascade Link at Douglas at $2,693. Doral has eight buildings with studio plans, but only Leksa at CityPlace, at $2,167, showed a base price.

How big is a studio apartment in Miami?

Across the 31 priced Miami-Dade buildings that publish studio sizes, the median smallest studio plan is about 485 square feet. The smallest we found is a 340-square-foot studio at Flow Miami World in Downtown Miami, listed from $2,214. Sofia Coral Gables has a 384-square-foot plan and Core Link at Douglas a 408-square-foot one. At the large end, Miami World Tower lists a 731-square-foot studio at $3,685, Gables Columbus Center a 727-square-foot studio from $3,107, and 29 Wyn a 727-square-foot plan that its site calls both a studio and a junior one-bedroom.

The labels vary. Some buildings call a small one-bedroom a junior one-bedroom: Maizon Brickell's junior one-bedrooms are 482 to 575 square feet, about the size of a studio elsewhere. Ask whether the sleeping area has a door and a window, and compare price per square foot, not just the name of the plan.

How much cheaper is a studio than a one-bedroom?

In the 35 Miami-Dade buildings with both prices, the cheapest studio started a median of $325 below the cheapest one-bedroom. The gap varies a lot. At WYND 27 & WYND 28 it was $26 and at Miro Brickell $65, so a one-bedroom cost almost the same. At Core Link at Douglas it was $988 and at Sofia Coral Gables $1,287. At The Palmer Dadeland, the cheapest one-bedroom was listed below the cheapest studio.

So check both. If the one-bedroom is within about $100, the extra room may be worth it; a gap of $500 a month adds up to $6,000 over a year.

Are studios cheaper in Fort Lauderdale and West Palm Beach?

Broward is cheaper. The median starting studio base rent across 26 priced Broward buildings is $2,027, about $320 below Miami-Dade. 1818 Park in Hollywood listed the lowest studio in our whole catalog, $1,523 for 346 square feet, followed by Old Town Square in Pompano Beach at $1,830. In Fort Lauderdale, The Registry Las Olas started at $1,942 for 370 square feet. 21 Hollywood, still under construction, was pre-leasing studios from $1,995 for move-ins from January 15, 2027.

Palm Beach County's median is $2,427 across 10 buildings, from $2,085 at Avalon West Palm Beach to $2,795 at Griffis West Palm, which adds $114.50 a month in required fees. Both are in West Palm Beach.

Are there move-in specials on Miami studios?

Some offers target studios. On October 13, Wynwood Plaza Residences advertised up to three months free on studios plus $1,000 off move-in fees on select units, and Core Link at Douglas half a month free on studios. Broader offers cover studios too: Flow Miami World advertised up to three months free on select units, and Flow Wynwood up to three months free with move-in by November 15.

Free months lower your average cost, not your monthly bill. On a $2,350 studio, two months free on a 14-month lease brings the average to about $2,014 a month, but you still pay $2,350 in each of the other 12 months.

What should you check before renting a studio?

  • Ask for the total monthly price with required fees, and compare buildings on the same lease length. Our guide to fees beyond rent explains what those fees cover.
  • Check lease terms. AMLI Dadeland offers terms of 7 to 13 months and Arvella 7 to 20 months; ask how the price changes with the length.
  • Ask about furniture, and what it costs. Avalon West Palm Beach offers a furnished studio from $3,185, against $2,085 unfurnished, and The Registry Las Olas rents furnished units for an added monthly cost.
  • Check the deposit. Maizon Brickell asks $750 for a studio, against $1,000 for a one-bedroom.
  • Check the income rule. At three times the rent, a $2,350 studio needs about $7,050 a month, or $84,600 a year. Our affordability calculator does this for any rent, and the move-in cost calculator adds up deposits and fees.
  • Compare areas with average rent in Miami by neighborhood and the cost of living for Miami renters.

These figures describe asking rents in purpose-built rental buildings, not every studio in Miami. Prices change daily and often depend on floor, view and lease length, so confirm the current rent and fees with each leasing office.
