Cost of living in Miami for renters, October 2026: starting rents by size, required fees, FPL electricity, transit and gas, food and sales tax.

For a renter, the biggest cost of living in Miami is rent. As of October 2026, a one-bedroom in a newer Miami-Dade rental building starts at a median $2,603 a month in base rent, and required monthly fees add a median of about $71 more. Add about $133 for 1,000 kWh of FPL electricity before taxes and $112.50 for a monthly transit pass, and those basics come to about $2,920 a month before food, internet, insurance or a car.

Prices overall are rising faster than rent. The Consumer Price Index for the Miami-Fort Lauderdale-West Palm Beach area rose 3.7 percent in the year to August 2026, according to the Bureau of Labor Statistics (BLS). Energy rose 14.8 percent and gasoline 28.9 percent, while rent of primary residence rose 2.4 percent.

How much of a Miami budget goes to housing?

More than in most of the country. In the BLS Consumer Expenditure Survey for 2023-24, households in the Miami metro area spent an average of $64,027 a year, and 40.0 percent of it went to housing, against 33.2 percent nationally. Miami-area households also had less to spend: $89,053 of income before taxes, against $103,012 for the U.S. average. Half of them owned their home, against 65 percent nationally.

For renters in new buildings, the starting rents below are the core of that budget. Each figure is the median of the lowest advertised base rent per unit type in each building, from our research on October 12 and 13, 2026. The number of buildings behind each median is in brackets, and our average rent guide breaks the figures down by neighborhood.

Unit typeMiami-DadeBrowardPalm Beach
Studio$2,350 (35)$2,027 (26)$2,427 (10)
1 bedroom$2,603 (102)$2,286 (65)$2,575 (38)
2 bedrooms$3,312 (69)$2,753 (53)$3,083 (36)
3 bedrooms$4,394 (41)$3,419 (34)$3,585 (22)

Several buildings in our files ask for household income of three times the monthly rent. At the Miami-Dade median, that is about $7,800 a month, or about $93,700 a year, for a one-bedroom, more than the metro area's average household income in the BLS survey.

What fees come with a new Miami apartment?

Beyond base rent, our building files show these charges as of October 2026:

  • Required monthly fees: $0 to about $235 a month in the 39 buildings that publish both a base rent and a total price, with a median of about $71. They often cover trash, pest control, package service, internet or an amenity fee.
  • Separate amenity fees: $25 to $85 a month at 11 of the 12 buildings that list one, and $250 a month at ParkLine Miami.
  • Application fees of $50 to $150 per applicant, and one-time admin fees of $250 to $400.
  • Parking: some buildings include the first space, such as AMLI Dadeland and Arvella; elsewhere a first space costs $5 to $100 a month, and reserved spaces, private garages or a second car $25 to $575.
  • Pets: usually a one-time fee of $250 to $700, most often $500, plus $15 to $75 a month per pet, with breed and weight limits.
  • Renters insurance: required at many buildings. AMLI's Miami communities ask for $300,000 of liability coverage.
  • Security deposits: from $0 with approved credit to $2,000 at most buildings that list one, and $8,000 to $30,000 at Regency Parc in Coral Gables.

Florida law sets the deposit timeline. After the lease ends, a landlord that makes no claim must return the deposit within 15 days; a landlord that intends to keep part of it must send written notice within 30 days, and you then have 15 days to object (Florida Statutes, section 83.49).

What does electricity cost in Miami?

If your building is served by Florida Power & Light (FPL), its residential rate, RS-1, effective October 2026, has a $10.52 monthly base charge. Once energy, fuel, storm protection and the other per-kWh charges are added, each of the first 1,000 kWh costs about 12.3 cents. That works out to about $133 for 1,000 kWh and about $102 for 750 kWh, before taxes and local fees. Above 1,000 kWh, each kWh costs 2 cents more.

Many new buildings also bill water, sewer and trash separately or through a submeter. AMLI's Miami communities, for example, state that residents pay for electricity, water and sewer, and trash. Energy prices have been rising sharply: the BLS energy index for the Miami area rose 14.8 percent in the year to August 2026.

How much does it cost to get around Miami?

Miami-Dade Transit's February 2026 fare guide sets a $2.25 fare on Metrobus and Metrorail, and Metromover is free. Bus-to-rail transfers are free when you pay by contactless card, EASY Card or EASY Ticket, and contactless riders pay no more than $5.65 a day. A 7-day pass costs $29.25, a 1-month pass $112.50, and a regional monthly pass that adds Tri-Rail $155.

Living near a station makes transit realistic. In our catalog, Motion at Dadeland is next to the Dadeland North Metrorail station, Cascade and Core Link at Douglas are by Douglas Road station, Grove Central Residences is at Coconut Grove station, and Magnus Brickell is less than an eighth of a mile from Brickell station. ParkLine Miami sits on top of MiamiCentral, where Brightline, Metrorail, Metromover and Tri-Rail meet.

Driving costs more. Regular gasoline in Miami averaged $4.08 a gallon in the week of October 5, 2026, according to the U.S. Energy Information Administration, and the BLS gasoline index for the area was up 28.9 percent over the year to August. Miami-area households spent $11,540 a year on transportation in 2023-24, 18.0 percent of their budget, and had 1.3 vehicles on average against 1.9 nationally. In a new building, add $25 to $575 a month for any parking space beyond an included one.

What do food and taxes add?

Miami-area households spent $7,395 a year on food in 2023-24, according to the BLS: $5,331 on food at home and $2,064 on food away from home. That is about $616 a month for an average household of 2.4 people. Food prices were steady in the latest CPI, up 1.0 percent in the year to August 2026: food at home rose 1.5 percent and food away from home fell 0.4 percent.

Florida's general sales tax rate is 6 percent, and Miami-Dade and Broward each add a 1 percent county surtax, according to the Florida Department of Revenue, so taxable purchases there carry 7 percent. On income, Article VII, section 5 of the Florida Constitution bars a state tax on residents' income beyond any amount that could be credited against a similar federal tax.

What does a month cost for a one-bedroom renter in Miami?

Here is a basic monthly budget for one person in a newer one-bedroom in Miami-Dade, using only figures we can source. It leaves out internet when not in the fees, insurance, phone, health care and anything personal.

ItemMonthly costBasis
Base rent$2,603Median starting rent, 102 Miami-Dade buildings, October 2026
Required monthly fees$71Median of 39 buildings that publish base and total prices
Electricity$102 to $133FPL RS-1 rates, 750 to 1,000 kWh, before taxes
Transit$112.50Miami-Dade Transit 1-month pass
Food$616BLS 2023-24 average for a Miami-area household of 2.4 people

Without food, the first four lines come to about $2,890 to $2,920 a month. The food line is a household average, not a single person's budget, so scale it to your own. Swap the transit pass for car costs if you drive, and add parking if your building charges for it.

How can renters in Miami spend less?

  • Look at lower-cost areas. The median one-bedroom starts at $1,871 in Miami Gardens, $2,187 in Allapattah and $2,199 in Dadeland, against $2,832 in Midtown/Wynwood.
  • Consider Broward. The median one-bedroom in our Broward buildings is $2,286, and Miramar, Davie and Pompano Beach are under $2,250.
  • Use concessions. At least 105 leasing buildings in our catalog advertised free rent on October 13, 2026, up to three months at some. Divide the total rent by the months on the lease to compare.
  • Live near Metrorail and drop a car, or a second one. A $112.50 monthly pass costs less than a second parking space at Arvella or Avida Aventura, $175 a month at each.
  • Ask about income-restricted units. Magnus Brickell, Wynwood Haus and The Sound in West Palm Beach set aside workforce housing.
  • Compare total monthly prices on the same lease length, since base rents vary with the term.

Rents, fees and utility rates change often. Use these figures to set a budget, then confirm the current rent, required fees and utility setup with each leasing office before you sign. Our neighborhood guide can help you narrow down where to look.
