Princeton, Florida, is an unincorporated community and census-designated place in south Miami-Dade, about 24 miles southwest of downtown Miami and 6 miles northeast of Homestead. Goulds borders it to the north and Naranja to the southwest; US-1 (Dixie Highway) runs through it, and the Homestead Extension of Florida's Turnpike forms its eastern edge. Gaston Drake named it after his alma mater, Princeton University, and its population grew from about 22,000 in 2010 to about 39,000 in 2020.
MiaRent's Princeton listings all opened in 2024, and income limits shape much of the stock. Princeton Landings mixes apartments at several income tiers with unrestricted ones, in garden-style buildings and a mid-rise tower with a co-working space. Tropical Pointe is a four-story community with a cyber room and EV charging, and Windmill Farms Apartments, in the Princeton Community Urban Center area, is in lease-up. Both carry Homestead mailing addresses; ask each whether income limits apply.
Princeton began in the 1900s as a small town and depot on the Florida East Coast Railroad. Today the South Dade TransitWay, a busway built along a former FEC right-of-way beside US-1, runs from Florida City to the Dadeland South Metrorail station in Dadeland; the 601 express makes limited stops, and the 602 local makes every stop and runs around the clock. The corridor was rebuilt with dedicated bus rapid transit stations between 2021 and 2025. At its southern end, Florida City is the last stop on the mainland before the Keys. Drivers use US-1 or the Turnpike's Homestead Extension, which forms Princeton's eastern edge and has an interchange at Exit 9.
Storms are part of planning here. Hurricane Andrew's damage in 1992 was concentrated between Kendall and Key Largo, the stretch that takes in Princeton, and much of Homestead Air Reserve Base, northeast of Homestead, was destroyed and rebuilt. Ask each leasing office how its building prepares for hurricanes, and carry renters insurance.
Princeton suits renters who want a brand-new apartment in south Miami-Dade, households who qualify for workforce or income-restricted units, and commuters who use the Turnpike or US-1. Compare it with Naranja and Homestead to the southwest, and Kendall farther north.
