About Naranja

Naranja, Florida, is an unincorporated community and census-designated place in south Miami-Dade, about 25 miles southwest of downtown Miami and about 5 miles northeast of Homestead. Princeton borders it to the north and east and Leisure City to the south, and US-1 (Dixie Highway) runs along its northwest edge. Its name is Spanish for orange, after the orange groves that once covered the area, and it is growing: its population rose from about 8,300 in 2010 to about 13,500 in 2020.

With no city government of its own, Naranja is run by Miami-Dade County, and its newer rentals are suburban communities near US-1, some of them income-restricted. The Avenue at Naranja, opened in 2022, is garden-style with a resort-style pool and EV charging, and county tax records flag it as partly income-restricted. Madison Point Apartments has shops along US-1 and calls itself affordable, and The Landings at Coral Town Park, from 2018, is in the Coral Town Park area. These buildings use Miami mailing addresses.

US-1 runs along Naranja's northwest edge, with the South Dade TransitWay busway beside it from Florida City north to the Dadeland South Metrorail station, and the Turnpike's Homestead Extension touches the community's southeast corner. Naranja was once a stop on the Florida East Coast Railroad, and the busway now follows a former FEC right-of-way. Dr. William A. Chapman Elementary, open since 1976, serves the community, and Coconut Palm K-8 Academy replaced the old Naranja Elementary. Storms matter here: Hurricane Andrew struck this part of the county in 1992 and destroyed most of the condominiums at Naranja Lakes, so ask each leasing office how its building prepares for hurricanes, and carry renters insurance.

Naranja suits renters who work in south Miami-Dade or Homestead and want a newer apartment, households who qualify for income-restricted units, and anyone who wants the national parks and the Keys within driving distance; the commute to Downtown Miami is long. Compare it with Princeton next door and Homestead, and check costs with What can I afford?
