Miami Beach is the coastal resort city on barrier islands between Biscayne Bay and the Atlantic Ocean, joined to mainland Miami by the MacArthur, Venetian and Julia Tuttle causeways. Its main neighborhoods are South Beach, Mid-Beach and North Beach.

Purpose-built rental buildings with one owner and an on-site leasing office are hard to find on the island. MiaRent lists Southgate Towers on West Avenue in South Beach, an older bayfront building renovated in 2016 with a private marina, and Avara Miami Beach in Mid-Beach, on Alton Road at the Julia Tuttle Causeway, with a bayfront pool deck.

MiaRent also lists Bella Isla on Belle Isle, the easternmost of the Venetian Islands and part of Miami Beach. Finished in 2023, it has a bayfront pool, an infinity-edge lap pool and a bay walk with a jetty; it was fully leased with a waitlist in October 2026. The Venetian Causeway, a chain of arch drawbridges with a toll plaza, links the islands to the mainland. Miami Beach has no Metrorail station, but Metrobus lines connect it to Downtown Miami and Metrorail, Route 150 runs over the Julia Tuttle Causeway to the Miami Intermodal Center by the airport, and the city runs the free Miami Beach Trolley.

Lincoln Road, a pedestrian mall between 16th and 17th Streets, is lined with shops, restaurants and galleries, and Mount Sinai Medical Center is on the island. Some roads flood during the annual king tides, and the city has installed pumps and raised some streets and sidewalks by about two and a half feet. The city is highly exposed to hurricanes and tropical storms, so ask how a building prepares for storms and flooding.

Miami Beach suits renters who want island living near the ocean in a professionally managed building rather than a privately owned condo.
