1. Acceptance of Terms

By accessing or using MiaRent (“the Platform”), you agree to be bound by these Terms of Service. If you do not agree, do not use the Platform.

2. Description of Service

MiaRent is a directory of rental apartment buildings in South Florida. We publish information about each building, such as rents, fees, floor plans and pet policies, gathered from the building's own published materials and other public sources on the date shown, and we help renters ask questions and request showings.

3. Your Messages

When you send us a question or showing request through the Platform, you agree to give accurate contact details. We use them only to answer you and arrange the showings you ask for and, for a showing, to share them with that building as described in section 4.5 and our Privacy Policy.

4. Listings, Photos, Showings and Fair Housing

4.1 Listing information. We collect building details, such as rents, fees, floor plans, specials, pet rules and amenities, from each building's own website and other public sources, and we show the date we last checked. Rents, fees, specials and availability are set by each building, not by MiaRent, and they can change at any time, sometimes daily. We work to keep every page accurate, but we can't promise every detail is current or complete. Before you apply, pay anything or sign a lease, confirm everything with the building's leasing office. Your lease with the building is what counts.

4.2 No guarantee of availability. A listing on MiaRent is not an offer to rent. We don't guarantee that any apartment, floor plan, price or special is available, or that a building will accept your application. MiaRent doesn't own or manage any building listed and is not a party to any lease. Unless we say so, MiaRent is not affiliated with or endorsed by any building. Building names and logos belong to their owners.

4.3 Third-party photos. Many building photos come from Google Maps and were taken by Google users. They belong to their authors, each is credited where it appears, and we show them under Google's terms. They may not show the building as it looks today. MiaRent includes Google Maps features and content, and your use of them is subject to the Google Maps/Google Earth Additional Terms of Service and the Google Privacy Policy. If you own a photo shown on MiaRent and want it removed, contact us.

4.4 AI images. Our neighborhood images are made with AI. They show the general feel of an area, not a real building, street or apartment, and they are labeled “AI illustration.” Don't rely on them to judge a building or neighborhood.

4.5 Showing requests. When you request a showing, you're asking us to contact the building for you. We share your name, contact details, preferred day and time, and any notes the building needs with that building's leasing office to set up the visit. The building decides whether and when it can show you the apartment; we'll do our best to confirm a time by phone or email, but we can't guarantee one. MiaRent is free for renters. If you need an accommodation for a showing because of a disability, tell us and we'll pass the request to the building.

4.6 Fair Housing. Equal Housing Opportunity. MiaRent supports and follows the federal Fair Housing Act, the Florida Fair Housing Act, and the fair housing laws of Miami-Dade, Broward and Palm Beach counties. We don't discriminate in what we show, how we answer questions, or how we handle showing requests based on race, color, religion, sex, national origin, disability, familial status, or any other characteristic protected by federal, state or local law; local laws in some areas also protect characteristics such as sexual orientation, gender identity, marital status, age and source of income. We don't publish listing content that states a discriminatory preference. If you see anything on MiaRent you think is discriminatory, tell us through our contact page and we'll review it promptly. You can also contact the U.S. Department of Housing and Urban Development (hud.gov/fairhousing, 1-800-669-9777) or the Florida Commission on Human Relations (fchr.myflorida.com).

5. Our Content

The text, design, data compilation, logo and software on MiaRent belong to MiaRent or its licensors. Google Maps photos belong to their authors (see 4.3). Building names, logos and materials belong to their owners. You may view and share MiaRent pages for personal, non-commercial use. Don't copy, scrape or republish our listings in bulk without our written permission.

6. Limitation of Liability

MiaRent provides the Platform on an “as is” and “as available” basis. We make no warranties regarding the accuracy, completeness, or availability of listings. To the fullest extent permitted by law, we are not liable for any damages arising from your use of the Platform.

7. Third-Party Links

The Platform may contain links to third-party websites, such as Google Maps and our sister site MiamiBuilds. We are not responsible for the content, privacy practices, or terms of sites we don't operate.

8. Changes to Terms

We may update these terms from time to time and will post the new version here with a new date. Continued use of the Platform after changes constitutes acceptance of the new terms.

9. Governing Law

These terms are governed by the laws of the State of Florida. Any disputes shall be resolved in Miami-Dade County, Florida.
