MiaRent (www.miarent.com) is a directory of rental apartment buildings in South Florida (“MiaRent,” “we,” “us”). This policy explains what we collect, why, who sees it, and your choices. Questions: use our contact page.
The short version
- We collect what you type into our forms, plus the basic technical data every website receives.
- We use it to answer you and to set up the showings you ask for.
- When you request a showing, we share your details with that building. We don't sell your information.
- We email you updates only if you sign up for them and confirm your address. Every update email has an unsubscribe link.
- We don't use analytics or ad trackers. If you create an account, cookies keep you signed in; that is all we use them for.
- Building photos are stored on our own site, so viewing them doesn't contact Google.
1. What we collect
What you give us. When you ask a question or request a showing, we collect your name and email address (required); your phone number (required for a showing so we can call you, optional for a question); and, if you fill them in, the building you ask about, your preferred day and time, move-in date, budget and message. We also record when you sent the form and which MiaRent page you sent it from.
What your browser sends. Like any website, our servers receive your IP address, browser type and the pages you request. We use your IP address for a few minutes to block spam and abuse, such as too many form submissions, and we don't save it with your request. Our hosting provider, Cloudflare, keeps short-term technical logs for security and troubleshooting. If you use “Near me” on our map, your browser asks your permission and your location is used only on your device to sort buildings by distance; we don't receive or store it.
If you sign up for email updates. We keep your email address, where on MiaRent you signed up (for example, the page footer or a guide) and when you signed up, confirmed and unsubscribed. See “Newsletter” in section 2.
What you search for. The text you type into Ask MiaRent is processed to find matching buildings, may be processed by Cloudflare's AI service (Workers AI) to turn it into search filters, and isn't stored with your identity.
If you create an account. We keep your email address, your password in hashed form (never the password itself), the name and phone number you add, and the buildings you save. We use them to sign you in, show your saved buildings and fill in your showing requests and questions for you.
What we don't collect. We don't use analytics or advertising trackers, and we use cookies only to keep account holders signed in. We don't ask for payment details, Social Security numbers, income documents or credit information; please don't put them in your message.
2. How we use it
- To answer your question.
- To arrange the showing you ask for and confirm it with you by phone call or email.
- To follow up on that same request, for example if the time doesn't work.
- To send MiaRent email updates, only if you sign up for them yourself (see “Newsletter” below).
- To keep MiaRent safe by blocking spam, fraud and abuse.
- To meet our legal obligations.
We don't use your information for advertising, and we don't send text messages. Asking a question, requesting a showing or creating an account never adds you to a mailing list. Our email updates are the separate ask we promised: you get them only if you sign up for them yourself and confirm your address.
Newsletter
- Separate opt-in. You sign up by entering your email in a MiaRent updates form (at the bottom of our pages or after a guide). Nothing else on MiaRent signs you up.
- Double opt-in. We send one email with a confirmation link and start sending updates only after you click it. If you don't confirm, we send nothing more and delete the sign-up within 30 days.
- What you get. About one email a month about new buildings, move-in specials and renter guides.
- Where it lives. Your address is stored in our database (Cloudflare) and the emails are sent through Resend. We don't sell it or give it to buildings or advertisers.
- Leaving. Every email has an unsubscribe link that works in one click. You can also unsubscribe through our contact page.
- How long. We keep your address until you unsubscribe, then delete it within 30 days.
- Our update emails include our physical mailing address, as U.S. law (CAN-SPAM) requires.
3. Who we share it with
We do not sell your personal information or share it for advertising. We share it only with:
- Our team, the MiaRent staff who answer requests.
- The building you ask about, for showings only. When you request a showing, we give that building's leasing office your name, phone number, email, preferred day and time, and any notes it needs to schedule it. From then on, the building's own privacy policy covers the copy it holds, and the building may contact you directly about your showing. If you only ask a question, we don't give your details to any building unless you ask us to.
- Service providers that run parts of MiaRent for us and may use your information only for that: Cloudflare (hosts the website and the database where requests, accounts and newsletter sign-ups are stored), Resend (delivers the email that tells our team about your request, and our newsletter confirmation and update emails) and Google (hosts our team email inbox, and serves the building photos and Google Maps links; see section 4).
- For legal reasons, if the law requires it (for example, a subpoena or court order), or to protect MiaRent, our users or the public from fraud or harm.
- If MiaRent changes hands. If MiaRent is sold or merged, your information may pass to the new owner, who must keep following this policy for it.
4. Photos, maps and Google
Many building pages and cards show a photo from Google Maps or Wikimedia Commons, credited to the person who took it. We store these photos on our own site, so viewing them doesn't contact Google or anyone else. Clicking a photographer's name takes you to their page on Google Maps or the photo's source page, which are other companies' sites; Google handles visits to its sites under the Google Privacy Policy. Our map tiles load from a public map provider, which likewise receives your IP address. Our neighborhood images are AI illustrations stored on our own site, and loading them doesn't contact anyone else.
5. Cookies, analytics and Do Not Track
MiaRent doesn't use analytics or advertising tools. If you sign in to an account, we set two cookies: a secure session cookie that keeps you signed in for up to 30 days, and a small cookie that only tells our pages you have an account. Signing out removes both. If you never sign in, we set no cookies. We don't track you across other websites, so we don't respond to browser “Do Not Track” signals.
6. How long we keep it
- Questions and showing requests: we keep them for up to 24 months after they are sent, then delete them from our database automatically and from our team inbox.
- Accounts and saved buildings: we keep them until you ask us to delete your account.
- Newsletter sign-ups: we keep your address until you unsubscribe, then delete it within 30 days. Sign-ups that are never confirmed are deleted within 30 days.
- Sooner on request: if you ask us to delete your information, we will, unless the law requires us to keep it.
- Backups: deleted information can stay in database backups for up to 30 days before it is overwritten.
- Cloudflare technical logs are kept for a short time (days, not months).
- Copies held by a building after a showing request follow that building's own policy.
7. Your choices and rights
Wherever you live, you can ask us to tell you what information we have about you and send you a copy, correct it, delete it, or stop contacting you. Send the request through our contact page using the email address or phone number you gave us; we may need to confirm it's you. We'll reply within 30 days, and we won't treat you differently for asking. If we passed your details to a building for a showing, we'll tell you which one, so you can contact it too.
Florida residents. The choices above apply to you. We don't sell your personal data, and we don't use it for targeted advertising or profiling. If a security breach ever affects your personal information, we'll notify you as Florida law requires. Residents of other states: if your state gives you more privacy rights, contact us and we'll honor them as the law requires.
8. Children
MiaRent is for adults looking for a place to rent. It isn't directed to children under 13, and we don't knowingly collect information from them. If you think a child sent us information, contact us and we'll delete it.
9. Security
Every page uses HTTPS. Requests are kept in a private database that only our team can reach. We block automated spam. No website or email system is perfectly secure, so please don't send sensitive information such as Social Security numbers, bank details or ID documents through our forms.
10. Changes to this policy
If we change this policy, we'll post the new version here with a new date. If a change materially affects how we use information we already have, we'll tell the people affected before it takes effect, and we'll ask for consent where the law requires it.
